HUD had previously stated that all FHA approved condos had to be Re-approved prior Dec 7th, 2010.  Well, HUD has been nice enough to extend these approvals temporary.  This was in theory to give everyone more time to get them "re" approved.  Below is the dates that the condo approvals will expire, the extension date was based on when the condo project was originally approved.

Original Approval Date                   New Expiration Date

•1972-1980                                     Dec 31st, 2010

•1981-1985                                     Dec 31st, 2010

•1986-1990                                     May 31st, 2011

•1991-1995                                     July, 31st, 2011

•1996-2000                                     August 31st, 2011

•2001-2005                                     September 31st, 2011

•2006-2008                                     March 31st, 2011

 

Keep in mind certain condo projects may have already received their approval, hence their approval date would be longer.  The buyer must have their FHA case number ordered for their loan before the expiration date.  Or the condo they are buying will not be able to be financed by a FHA loan.  For more information checkout the National Assoc of Realtors memo on this.  To find out if the condo you have in mind is FHA approved go to HUD's Condo Approval Page.  You will want to search for the condos by condo project name, state they are in and/or zip code.  The expiration date will be the furthest column to the right. 

If you plan on buying or refinancing with a FHA mortgage on a condo that maybe expiring soon you will want to work on getting the condo's FHA approval done asap.  Conventional loans have different rules for condos.  Please call or email me with any questions.
