MARKET REPORT - MONTGOMERY COUNTY

MLS area 19: Conroe and the immediate surrounding area.

MLS area 19, one of four MLS areas that comprise Montgomery County, is the third most active MLS area in our county. It normally averages about 15% of this county's home sales. So how did it do in the first six months of 2010 versus 2009? The answer is............ FANTASTIC!

Single family residence sales increased an astonishing 27.76% over the first six months of 2009. Yes that's correct. A 27.76% increase. Ninety-three more homes sold this year than last year. The average sales price of the homes sold decreased $53.00 or you could say the same as last year. The median price did increase from where it was at last year by $4,750.00.

The number of active listings remained about the same. For the most part you could on there being between 400 to 500 active listings. Days on the market for the average sale did decrease from 95 to 83.

How is the market? At the moment it is considered to be a "neutral" market. At the end of June there was 6.5 months of available single family residence inventory. This was actually an increase of .4 months as compared to the end of June, 2009.

How will the next six months be? It could be a tossup in this MLS area. I think that a lot of the good inventory went in the first half of this year. Of course we have some new subdivisions in this area so if the builders get aggressive who knows what will happen.
