As you can tell by my title, I am not a Realtor.  But as a Mortgage Banker I can say I have worked with enough buyers to see why you need to work with a realtor.  Of course there are great Realtors out there and maybe not so great, but this is true of any industry.  So when buying a home you want to work with a GREAT Realtor.   Here are my 6 reasons on why you need to work with a Great Realtor:

 

1.     Inspection Report- When buying a home, it is always a good idea to get an inspection done.  The inspector’s job is to point out any and all issues with the home.  But, which issues are major and which aren’t?  Your Realtor can help you address that and even go so far to negotiate for the seller to fix some of the “issues”.

2.     Negotiating- It is one thing to say “Your asking $150k for your home, so I will give you $145k”.  Is that a good offer??  You honestly won’t know unless your realtor provides with what homes are selling for in the area.  And how long has that home has been listed on the market for, 1 day or 130 days?  My offer would be different based on this information.

3.     Buying a New  Construction Home- Many buyers think it is a great idea to buy a new construction home without a Realtor.  This is absolutely a horrible idea.  Just because the builder states a price does not mean there is not room for negotiating.  This is especially true in-regards to price and any upgrades you may want. 

4.     Professional Opinion- To the normal eye, two cities or neighborhoods could look the same.  But, which one have the homes been increasing the most?  Which one has better schools?  These are major points to consider when buying a home.

5.     “I Don’t Know Where to Start?”- I have heard “I don’t know where start?”.  There is nothing better than getting a professional opinion of where to look at to buy, then from a Realtor.  They will help you with location, costs, school, amenities, area growth, etc.

6.     The Dreaded Contract- Going into a contract to purchase a home can be scary.  And when you do, you are represented by your Realtor.  Which is important, incase the sellers do not stick to the agreed upon contract, repairs aren’t done, etc. 

When buying a home, you want someone in your corner representing you.  That person is a qualified Realtor.
